Tips For Selling Your Property

Preparing for a sale 

  • Get more than one valuation to get a second opinion on what your property is worth.  

  • When your estate agent is coming to photograph your property, clear areas as much as possible. Try to see the room from the perspective of the person coming to view.  

  • Create a nice feel in your home with colour and fragrance – put out fresh flowers, switch on lamps and turn on a diffuser or a fragrance plugin.  

  • Keep your property clean and tidy – seems obvious but not everybody does, and it can put people off if they can’t properly see the space.    

  • Decide if you’d like a for sale sign on your property – remember this can work well for word-of-mouth recommendations in the area, especially if you get a lot of people walking or driving by your property. 

Viewings  

  • Kerb appeal - make sure the front of the property looks as inviting as possible. Cut any grass and de-weed the area.   

  • When someone is coming to view your property, make sure there’s a car parking space near to the building, so that the viewer has easy access to the property. 

  • Make sure that the potential buyers are being given all the information that they require to make a decision 

  • Ask viewers or your estate agent for feedback to get a feeling for what is working and what could be improved on.  
     

After viewings – are you struggling to get offers? 

  • Consider setting a lower guide price than what the property is worth to attract more potential offers. 

  • Check in with your estate agent and see if there’s anything they can do to promote your home. For example, putting your property in the window of the estate agents shop and being a ‘featured or star property’ online.  

  • It could be that the time of year is affecting the sale. Consider either taking a break from the market or switching agents.
