Care Homes
- Increase the number of care home places we offer
- Improve the quality of some of our older buildings
- Establish potential for extension, reconfiguration and improvement
- Focus particularly on dementia care, modern residential care and partnerships

- Promote well-being and fulfilment

Independent Living
- Increase the number of Independent Living places we offer

- Offer cleaning, shopping, catering and care services at our housing
- Develop plans for new schemes for sale, shared ownership and for rent
- Focus particularly on dementia care, accommodation for couples, assistive technology, partnerships and urban locations
Community Services
- Continue Live at Home with charitable income, external funding and some charges
- Expand on a small scale through grants to communities
Other Services
- Explore opportunities to develop retirement communities in partnership with developers
- Promote MHA management services
- Explore opportunities to serve older people in other countries

We will continue our professional services for older people which are caring, Christian-based and financially sustainable. We forecast an income in 2013, which will enable us to maintain our existing services and develop new ones as follows:

- MHA contribution to Live at Home – (£1.4m)
- Charitable Income - £6.2m
- Income - £181m
- Surplus to provide quality service, value for money and meet financial obligations
